Why did you get into real estate?

The real answer, not the polished one. What actually drove you to do this work?

What do you do differently from other agents?

Think about what clients thank you for that they don't mention about other agents.

Has anything new emerged? A pattern in client thank-yous, a habit you've built, something you started doing that's working. If not, your original answer is still the answer, that is worth knowing too.

Your three core values (one per line)

What kind of content do you hate seeing in your industry?

Be specific: not just "generic posts" but what actually makes you cringe when you see it. This tells us exactly what to avoid.

What do you believe about real estate that most agents would disagree with?

Your genuine conviction, not the safe answer. This is what makes your content impossible to mistake for someone else's.

How do you actually talk when a client is stressed or confused?

Think of a real moment, what do you actually say? This captures your emotional register better than any tone description.

What are they afraid of?

List their top 2 to 3 fears about the buying or selling process.

What is their dream outcome?

Not "buying a house", what does the home actually represent in their life?

What objection do they always have at the start?

Section 4: Market Positioning

Your niche or specialty

Your specific market or neighborhood

Your proof point (a number that proves you're good)

Your numbers grow with you. Update with new closings, expanded market focus, or sharper specialization. If your proof point hasn't changed yet, that is fine, refresh the framing instead. "Now in my second year" lands differently than "first year."

Your positioning statement (we'll help you refine this)

Try: "I help [client type] in [location] [achieve outcome], without [pain point]."

The difficult deal story

A deal that nearly fell apart: what happened, what you did, how it ended. Shows clients you don't disappear when things get hard.

Have a newer story you would rather lead with? Replace it. Or keep your original if it still represents you. Stories age well when they show your character; they age poorly when they're the only one you have.

Why I do this story

The moment you knew this work mattered, or the moment you saw what it meant to a client. The most-shared story type in real estate.

Origin stories rarely change, but how you tell them does. If your "why" has sharpened since onboarding, keep it. If a new client moment crystallized it differently, share that instead.

The market insight story

Something you saw in the market that others missed: a shift, a pattern, a thing buyers/sellers need to know. Positions you as the sharpest agent in the room.

Markets shift. Last quarter's insight may be stale. What's true right now in your market that wasn't since your last refresh? If your previous insight is still right, sharpen it with new evidence.
